A limited site often makes residential development begin with numbers how much can be built, how many functions can fit, and how efficiently each square metre can be used.

พื้นที่ที่มีจำกัดทำให้การพัฒนาโครงการที่อยู่อาศัยมักเริ่มต้นจากตัวเลข สร้างได้เท่าไหร่ ใส่ Function ได้มากแค่ไหน และทุกตารางเมตรจะถูกใช้ให้คุ้มที่สุดอย่างไร

THA MUANG began with those practical questions too.

THA MUANG ก็เริ่มต้นจากคำถามเหล่านั้นเช่นกัน

The project is a six-unit townhome development in Tha Muang, Kanchanaburi. The design therefore had to consider two scales at the same time how six homes could operate together as one development, and how each individual home could still offer enough room for everyday life to feel personal, flexible and free.

But maximising use does not necessarily mean maximising rooms.

The more useful question became

How much of everyday life can a compact house support without making the life inside it feel compact too?

Six Homes, One Shared Systemบ้านหกหลัง แต่ต้องทำงานเป็นระบบเดียวกัน

Master planning a small residential development is not only about placing six buildings on a site.

การวาง Master Planning ของโครงการพักอาศัยขนาดไม่ใหญ่ ไม่ได้จบเพียงการหาตำแหน่งวางบ้านหกหลังลงบนที่ดิน

The route into the project, vehicle movement, parking, landscape, setbacks, entrances and the relationships between neighbouring homes all influence how the development is experienced before anyone reaches the front door.

Repeated housing needs consistency.

But consistency does not require six identical experiences.

The architecture therefore establishes a common language while using planting, depth, openings, parking zones and thresholds to create degrees between shared territory and the space belonging to each home.

Function Is an Activity, Not a Room NameFunction คือกิจกรรม ไม่ใช่ชื่อห้อง

When a house needs to do more, the instinctive response is often to divide it into more rooms.

เมื่อบ้านต้องรองรับการใช้งานมากขึ้น คำตอบที่เกิดขึ้นได้ง่ายคือการแบ่งพื้นที่ออกเป็นห้องเพิ่มขึ้น

But every additional wall also creates another permanent boundary.

For THA MUANG, we began instead by looking at activities.

Where do people gather? Where do they work, eat, store things, rest or withdraw? Which activities genuinely need their own enclosed room? And which can share space or change with time?

The result is not a house without clearly defined functions.

คำตอบไม่ได้หมายถึงบ้านที่ไม่มี Function ชัดเจน

It is a house where permanent boundaries are created only when they are useful.

แต่คือบ้านที่สร้างขอบเขตถาวรเฉพาะเมื่อขอบเขตนั้นมีประโยชน์จริง

A compact home can support more life when one space is able to work in several ways without every activity demanding another room.

In a project where every square metre has an economic consequence, deliberately leaving part of the centre of the house open requires a reason.

ในโครงการที่ทุกตารางเมตรมีผลต่อสมการการลงทุน การตั้งใจเว้นบางส่วนของพื้นที่กลางบ้านไว้โดยไม่สร้างให้เต็ม จึงต้องมีเหตุผลรองรับ

The courtyard in THA MUANG is not an area left over after the rooms were arranged. It has a job.

Courtyard ของ THA MUANG ไม่ได้เป็นพื้นที่ที่เหลือหลังจากจัดห้องทั้งหมดเสร็จแล้ว มันมีหน้าที่ของมัน

By creating another open edge inside the depth of the plan, the courtyard is intended to allow daylight to penetrate further into the house, create an additional path for air movement and increase the visual depth of surrounding spaces.

Privacy Should Be Adjustableความเป็นส่วนตัวควรเลือกได้

People do not want the same degree of privacy all day.

คนเราไม่ได้ต้องการระดับความเป็นส่วนตัวเท่ากันตลอดทั้งวัน

There are moments when we want to withdraw from what is happening outside. And there are other moments when we want the same room to reconnect with daylight, air, views or the rest of the house.

THA MUANG therefore treats privacy as an adjustable condition rather than one permanent architectural state.

Openings, spatial layers, curtains, screens and depth allow different areas to move between degrees of enclosure and connection.

ช่องเปิด ชั้นของพื้นที่ ผ้าม่าน องค์ประกอบกรองสายตา และระยะลึก ช่วยให้พื้นที่ต่าง ๆ เปลี่ยนระดับระหว่างการปิดกั้นกับการเชื่อมต่อได้

The architecture does not need to decide how private someone should be. It can instead provide more ways for the person living there to decide for themselves.

Compact Should Not Mean Crowdedพื้นที่จำกัด ไม่จำเป็นต้องทำให้ชีวิตรู้สึกแออัด

Physical size and spatial experience are not the same thing.

ขนาดทางกายภาพกับประสบการณ์ที่เกิดขึ้นภายในพื้นที่ไม่ใช่เรื่องเดียวกัน

A compact home cannot be made physically larger simply through design language. But design can influence how boundaries, views, objects, light and adjacent spaces relate to one another.

งานออกแบบไม่สามารถทำให้บ้านที่มีพื้นที่จำกัดกลายเป็นบ้านขนาดใหญ่ขึ้นจริงเพียงด้วยภาษาในการออกแบบ แต่งานออกแบบสามารถจัดความสัมพันธ์ของขอบเขต ระยะมอง ข้าวของ แสง และพื้นที่ที่อยู่ติดกันได้

Spatial relief can come from a courtyard, a longer view, an opening between levels, integrated storage, a quieter material surface or simply a clearer place for everyday objects to belong.

Their role is to prevent limited dimensions from unnecessarily becoming a limited experience.

A Developer and a Resident Should Not Need Opposite Answersเจ้าของโครงการกับคนที่จะอยู่ในบ้าน ไม่ควรต้องการคำตอบคนละด้าน

The developer has legitimate questions How much can be built? How should six units share the site? What functions need to be provided? And how can the project remain sensible in terms of investment, construction and repetition?

The eventual resident has another set of equally legitimate questions Can I be alone when I want to? Is there somewhere to work? Where do everyday objects go? Can the house open when I want light and connection, then close again when I need privacy? Can the house change when my life changes?

These are not opposing briefs.

The role of design is to identify decisions where both equations can improve together.

Economy in design does not have to mean giving the resident less.

It can instead mean being more selective about what genuinely needs to become permanent architecture.

One flexible space can support several activities. One integrated storage system can reduce the need for several independent pieces of furniture. One courtyard can influence several surrounding spaces at the same time.

We do not believe the value of a compact home should be measured by the number of room names written onto its plan.

A better question is whether everyday life keeps finding somewhere to happen.

Some square metres hold activities. Some hold objects. Some create privacy. Some connect people. Some open the house toward light, air and views. And some remain deliberately open so that the spaces around them can work better.

Not the greatest number of rooms, but a home in which every important decision gives something back to everyday life.

A smaller footprint should not have to mean a smaller life.
